5 Great Ways to Add Personality and Value to Your Home

Add Value to Your Home
No matter if you're thinking of selling in the future or plan to put your home on the market in the next few days, our real estate agents want you to know there's never a wrong time to raise a home's value!

You don't have to spend tens of thousands to get a return on your renovation projects. Many projects are inexpensive – some, you could do yourself with only the cost of supplies – and the right ones are eminently worthwhile.

No matter what your timeframe looks like, you want to be sure you're making the right selections to make the most of your investment. Luckily, there are consistent winners that stay the same no matter what style trends are popular.

Let's look at them now:

  1. Refurbish the Kitchen
The kitchen is always the #1 place to add value to your home. Buyers will spend a lot of time in the kitchen and family gatherings tend to center around the kitchen and dining area. With that in mind, they'll be giving its current state a close look.

You don't have to start over with a completely new kitchen to get the benefit of updating. New appliances are reasonably inexpensive and will stand out to your prospective buyers. Updating countertops and finishes will also add new life to the space.

  2. Upgrade the Bathroom
The bathroom is another area people spend plenty of time in but don't often think about much.

To maximize value, it's always best to add a second bathroom if you can. If this isn't feasible, though, you still have options. Small touches go a long way in the bathroom: Classy towel bars, new fixtures, and re-grouting your tile will revitalize things with much less hassle.

  3. Brighten Things Up
Color is powerful, but lighting has the most profound effect on the psychology of a room.

People are subconsciously tuned into lighting conditions at all times, even if they don't notice it. The brighter a room is, the bigger and more open it feels. In addition to installing brighter bulbs, you can also bring in airy curtains and drapes to optimize natural light.

LED lighting is extremely inexpensive and energy efficient – plus, it generates a tiny fraction of the heat associated with older bulb styles. This gives you more potential to add new lighting, such as under-counter lighting in bathrooms and kitchens.

  4. Add a Coat of Paint
Fresh paint is an ideal solution for bringing a house in line with today's styles. Since would-be buyers form their first impression based on the outside of your house, an exterior paint job is just as valuable as anything you decide to do on the inside.

What about indoors? Neutral shades, focused on living areas that form early impressions and stick in buyers' minds, are the best bet. If there's not much time, zoom in on painting trim.

  5. Do Some Landscaping
Depending on where you are, your front yard could be a huge asset for your home sale. Many people look forward to the ability to have a garden of their own, and the stock of housing that offers this space is not always ample – but green spaces must be neat and tidy.

Dark-colored mulch can rejuvenate an outdoor area quickly. Replace cracked or broken paving stones and concrete paths, too: Damage makes it feel like the space will be a chore to care for.

This is only a small sample of the many ways you could raise your home's value before it goes to market! Contact Old Dominion Realty today to find out more.

Take Dad on a Beer Adventure in Staunton for Father's Day

Staunton VA Fathers Day
Staunton homes for sale
are attracting a lot of attention these days ... for more reasons than you might think. Our real estate agents report more and more clients moving to Staunton from nearby communities to take advantage of its great amenities and economy.

When you get a home that's right in the middle of everything, it pays off in a million unexpected ways. For example, you'll always have something to do on holidays like Father's Day, coming up June 17.

Staunton's Explosive Craft Brewing Scene is Waiting to Welcome You

If you want to do something unique, why not take Dad on a beer adventure in Staunton?

Virginia has some of the most popular craft breweries anywhere, and Staunton is home to its own microbrew scene. Flavorful, imaginative, limited edition brews by local creators might be the perfect way to celebrate Father's Day.

Let's look at some of the most memorable craft breweries in the Staunton area:

  • Bedlam Brewing
Also found at BedlamBrewing.com, Bedlam Brewing's motto is "Embrace the Chaos." It's an ultra-small brewery – also known as a nanobrewery – reputed for its Belgian and French-style farm ales. Seasonal batches highlight the flavors of the Shenandoah Valley. While sampling the latest beers, you can also enjoy pizza from a wood-fired oven in a warm, welcoming atmosphere.

  • Queen City Brewing
Queen City Brewing is a leading name in the local craft brewery world with a history going all the way back to 2003. That makes it the first brewery established in Staunton since the end of Prohibition! This "brew on premise" taproom is home to 80 distinct varieties with 22 on tap at any given time. Live music takes place every Friday night, and the space is available for events.

  • Redbeard Brewing Company
This combination craft brewery and taproom is "drinks only," but it's located at the crossroads of some of historic downtown Staunton's best dining. The main taproom seats 40, but there's also ample outdoor seating to enjoy beautiful Staunton weather. Redbeard focuses on "real ales" – that is, beers that are warm, fermented, unfiltered, and naturally carbonated right in their kegs.

  • Shenandoah Hops
Beer, cider, and wine are all available at Shenandoah Hops. Unlike many of the other breweries in the area, it's open all week long (with reduced hours on Sundays) so you can pop in at your leisure. If you're new to craft brewing or like to expand your tastes, you'll definitely want to check out Friday tasting from noon to 8 p.m. – it's a fun, refreshing way to refine your palate.

  • Shenandoah Valley Brewing Company
This homebrew pub is famous for its "make your own" beer flights and will fill any growler you bring from home, not just the ones available on the premises. It's a great place to hang out and while the day away thanks to the selection of complimentary board games and sports always playing on the TV. Its applauded for brews with potent, yet sophisticated flavors that stick with you.

Come for a Visit, Stay for a Lifetime

At Old Dominion, our team understands how to buy and sell in Staunton the right way. You can save money, accelerate your transaction, and avoid pitfalls when you choose our leading experts.

The fun and excitement of craft brewing is just a tiny taste of what Staunton has to offer you. We'll be glad to show you around and help along the way to finding your Staunton dream home.
