See You in Waynesboro for the Totally 80's 8k Run

Waynesboro VA 8k Race

Waynesboro real estate is among our specialties at Old Dominion Realty.  Our REALTORS® understand buying a house is a big decision.  That's why you can count on us to give you expert real estate advice and insights to make the right decisions.  However, not all home-buying questions are about square footage, the number of bedrooms, and taxes.  We often get questions about job opportunities, schools, shopping, restaurants, and community events.

One Waynesboro community event for the entire family is the Run the Valley Totally 80's 8K that takes place at the scenic Ridgeview Park located at 700 S. Magnolia Avenue in Waynesboro.  The newest race in the Run the Valley series, this retro-themed race takes place on Saturday, August 18 at 6 pm and is a fun-filled event that is perfect for anyone that grew up in the 80's. Whether you love to compete against other racers or enjoy reliving the nostalgia of the 80's, the Totally 80's 8K Race offers fun and entertainment for a wide range of people.

What a better way to experience your new hometown than running (or walking) through its city streets.  If you have yet to register, you can do it online.  Here are just a few things that you can expect at this year's race:

  • Classic 80's Music
The 1980's was home to some of the most classic hits, and you will get the opportunity to relive these timeless songs throughout the entire road race. Of course, you can also bring your own headphones during the run, but you will still get to fully experience the hit songs of the 80's with other participants once the race is finished.

  • After Race Pool Party
A pool party is a fantastic way to cool down after the race and let your body recover from a 5-mile run. You can take a break and listen to your favorite 80's music at poolside or cool off from the warm summer sun while you watch your kids play in the pool.

  • Food Trucks
An 80's themed race would not be complete without delicious food trucks. These food trucks are a great way to renew your energy after the run, while also providing savory food for friends and family that show up to offer support as you compete against other avid runners.

The Totally 80's 8K Run is the perfect road race event to see the sights, experience the city, and meet new people.

Old Dominion Realty understands that house hunting can be time-consuming. It's our mission to help you find the perfect Waynesboro home.

5 Reasons to Use Professional Photography to Sell Your Home

Sell Your Home - Professional Photos
Our real estate agents
understand the importance of professional photography and its powerful impact on selling your home. Professional photos make a lasting first-impression and can help you sell your home quicker and for more money. Over 90 percent of home buyers use the internet to search for a house, and the use of professional photos of your home is a great way to grab their attention.

Here are just five reasons why you should consider using a professional photographer for selling your home.

  1. Generate Additional Leads
One of the main advantages of using professional photography to sell your home is that it has a significant impact on generating new leads. Home buyers are attracted to professional photos, as they produce 61% more views compared to other pages without professional images. A professional photo that elegantly displays the interior and exterior of a home is a powerful way to generate additional interest in your home.
  2. Staged Photography
Emotion plays a vital role in any purchase decision and staged photography can grab the attention of a home buyer and help them envision themselves in the home. On the other hand, an empty or poorly furnished house makes it much more difficult to capture the imagination of a prospective home buyer. A professional photographer can rearrange each room or bring in additional props to create a powerful image of each room inside your home.
  3. Focus on the Best Angles
One of the main challenges of photography is to focus on the right angles for each photo. A professional photographer will understand the best angles for each room and concentrate on creating top-quality photos that display the beauty of your home. A tripod can deliver the perfect shot, and a professional photographer will take multiple photos for the best results
  4. Add Ambience
Creating the perfect lightning is another key aspect of photography. A professional photographer will understand how to take advantage of the natural light coming through the window or if a lamp is needed to create the perfect ambiance within a room. Capturing the right amount of light is a small detail that has a significant role in creating a high-quality photo that displays the characteristics within a home.
  5. Post-Production & Editing
The post-production process is critical in selecting the best photos available and enhancing the quality of each image. Each photo will be edited to maximize the appearance of the exterior and interior of a home. Ensuring that the landscape surrounding the home, such as the trees and lawn is perfect is just a small detail that has a significant impact on improving the quality of the photos.

Professional photography plays a vital role in attracting potential home buyers and can help improve the speed of the entire process, while also allowing you to sell your home at a much better price. Buying a House While Selling Your Own

Buy & Sell at the Same Time

Our real estate agents can help you with downsizing your home or moving up.

While downsizing can be a great way to save money or plan for life transitions like retirement, most homeowners will want to sell their existing home and move to a new one that's comparable or better. Under the right market conditions, it can be a terrific financial move.

Buying a house while selling your own adds more complexity to the process. However, it also usually means that things get done quicker. With help from the right real estate agent, you can simplify this journey as much as possible.

Why Buy and Sell at The Same Time?

If buying and selling at the same time is stressful, then why do it?

There are two main reasons:

  1. No One Wants to Deal With Two Mortgages
Your mortgage on your old home is your responsibility until the sale goes through and gives you the ability to pay it. There are very few situations out there where a homeowner is in a position to pay two mortgages while buying a new home, moving, and then selling the old one.
  2. Many Sellers Will Be Suspicious of You
Sellers have a tendency to be judgmental when it comes to your plans for your home. If you don't have your house on the market or in escrow, they may not think you're serious about buying – and if they refuse to talk to you, you won't have anything to buy.

How to Make Buying While Selling Easier

Like it or not, a simultaneous buying and selling process is the norm for anyone with an established mortgage. Although it can be a bit of a challenge, there are ways to make it easier at every step.

Know the Market

Before you consider putting your home for sale, get the inside scoop on the situation in the housing market. A market can favor either buyers or sellers, and how things are playing out in your chosen market will affect all your options and decisions. A real estate agent is crucial here – they have the inside information you need to make informed choices.

Plan Your Schedule

You have the opportunity to move forward on buying or selling first based on your needs. When you sell first, it's easier to get a new mortgage – but you'll have to make temporary arrangements to live somewhere else. Buying first may spook mortgage lenders, as your debt-to-income ratio will not be optimal. From a lifestyle perspective, however, it may simply be easier.

Work Your Financial Solutions

There are several financial tools that can help you streamline your buying and selling:

  • Rent-Back: A rent-back agreement allows you to stay on the property for a maximum of 90 days after you sell it. This relieves the pressure so you have more time to house-hunt.
  • Contract Contingency: Buyers can ask that their new home purchase be contingent on the sale of their old home. This is valuable when the seller has had problems attracting buyers.
  • Bridge Financing: Bridge loans provide you with financial stability to hold two homes simultaneously for a short period. It is repaid when you sell your original home.

No matter what your goals are, the most important thing you can do is make sure you have the advice of a competent real estate expert. They are your principal ally from start to end, helping you navigate around all of the potential pitfalls.

Our real estate agents have helped hundreds of clients in Virginia and West Virginia in this very same situation. Contact Old Dominion Realty to find out more today.
