It's always been a charming town, but a decades-long community effort has helped it grow and thrive. Volunteers and development capital have helped the Downtown shopping area come alive. The effort revitalized existing businesses. It also helped to improve the business district and attract new companies.

Like many trendy communities, Downtown Harrisonburg has new restaurants, shops, bars, a farmers market and even a craft brewery. It also has galleries and an annual schedule of special events and celebrations. Future plans include an urban park, conference center, and more restaurants and shops.

The Springs at Osceola

Spacious lots and spectacular views of Massanutten Peak are just a few of the amenities Harrisonburg's newest subdivision, The Springs at Osceola, have to offer.

"The Springs at Osceola is just two miles outside of Harrisonburg," said Bea Miller, an Old Dominion Realty agent who has served the community's real estate needs for 34 years. "Those mountains you see are the Blue Ridge, the Alleghany Mountains and Massanutten Peak. It's beautiful here."

Located off Spaders Church Road, The Springs at Osceola is located not far from the new hospital. It is very close to the Lakeview Golf Course and Lake Shenandoah.

"The Springs at Osceola is unique because the lot sizes are estate size," said Courtney Crummett, an agent who has worked with Old Dominion for nine years. "There's more room for the kids to play and the lots will accommodate larger homes."

None of the lots in The Springs at Osceola are smaller than one-acre, said Miller. The developers have not carved away at the landscape but instead used the gently sloping terrain to create winding roads and areas of green space. The streets are lined with sidewalks, curbs and gutters.

When developers platted The Springs at Osceola, they wanted to build a neighborhood their own children would enjoy growing up in.

The subdivision is served by public water and sewer services.

"The development has Protective Covenants and an Architectural Review Committee," said Miller. "Buyers can bring their own builder and we can recommend builders." One builder on the list of recommendations is Gary Crummett and Sons, the father-in-law of Old Dominion Realty agent Courtney Crummett.

"His company builds quality homes," said Courtney. "We're very proud of the homes built by Gary Crummett and Sons.

"Gary Crummett builds nice homes," Miller agreed. She is pleased to offer the beautiful lots at The Springs of Osceola and to assist families seeking to have a new home built for them.

The subdivision of The Springs of Osceola is located in the Spotswood School District. But Miller emphasizes, "We have excellent schools with a fine reputation. I can't say enough for our area schools."

"It's a great location to the city," said Crummett of Harrisonburg, Virginia. Harrisonburg is home to James Madison University and Eastern Mennonite University. The downtown has been revitalized, offering quaint shops and eateries. The downtown historic district is listed on the National Register of Historic Place. With a population of 48,914 according to the 2010 U.S. Census, Harrisonburg is located in the beautiful Shenandoah Valley region of Rockingham County.

Harrisonburg is home to 13,133 households and 6,448 families, according to 2000 U.S. Census data. The median income for a Harrisonburg household was $29,949 and the median income for a Harrisonburg family was $45,159. The per capita income for Harrisonburg was $14,898.

The Springs of Osceola is conveniently located near Harrisonburg's superior restaurants, cultural arts and quilt museum, boundless outdoor activities, shopping and boutiques shops, and Civil War history.
